We source and buy residential property using the following methods:

Traditional Sales

  • Motivated sellers who need to sell quickly for cash and have not the time to market their property through traditional routes
  • Refurbishment projects
  • Chain breaks
  • Property which is currently on the market below full market value to achieve a quick sale
  • We generally only source property which is typically 20% below full market value for straight cash purchases.

Delayed Completion House Sales

Contracts are exchanged and the property is managed and controlled for 3, 5, or 7 years and completes any time during this period.  Maintenance and refurbishment become the responsibility of OCR Investments Ltd.

Works well for Vendors who have no equity, negative equity and who have been unable to sell their property on the open market and when they are unable to wait any longer for a confirmed sale.

Landlords with underperforming investments who simply want to offload their unwanted Buy To Let properties   There are many reluctant Landlords who would prefer to sell their BTL properties but due to current market conditions are forced to hold on to them as they cannot afford to have a property sitting empty for any length of time and/or cannot sell on the open market with a tenant in place.

Vendors who are less likely to benefit from this Scheme:

  • Those who are financially fragile and either have a bankrupctcy/insolency order in force or are facing same.
  • Vendors in poor health.

Commission

We pay the estate agency commission on behalf of the vendor at exchange of contracts or on signing of lease option contract.

Conclusion

As an estate agency, obtaining the highest possible price for a client’s property coupled with completing a sale as quickly as possible will always be your ultimate goal.  However, for the small percentage of clients where selling their property has not occurred for whatever reason, we would be delighted if you would refer those clients to us to see if we can assist them.
